But, did you know that the majority of homeowners who try to sell on their own will fail and end up hiring a qualified, professional real estate agent to handle it for them? 1. You don't have to pay a Marketing Fee or Commission to a professional real estate agent or broker.

1. Security becomes a major issue when selling your home by owner. Since you will be letting total strangers into your home you must rely on your own instincts and good judgment when it comes to the safety of you and your family.
.
2. Marketing Materials: The planning and preparation of professional looking home marketing materials along with all print advertising and other media costs are your responsibility.
.
3. Very Little Internet Exposure: Nearly all home buyers use the Internet to search for homes. Without a great internet presence, online advertising and internet exposure you stand to lose many of today's potential buyers.

4. Transferees Cannot Buy Your Home: If you live in an area where major corporations transfer employees into town you will miss out on potential buyers. Most big companies and major corporations today employ third party relocation companies to assist their transferring employees. These third party relocation companies will often work only through approved real estate brokers and their professional buyer agents.

5. No MLS Exposure: Since your home will not be listed in the local area MLS (Multiple Listing Service) you will be looking for qualified buyers one buyer at a time.

6. Recent Sold Comparable Information Not Available: With limited information available to you (you will not find the most recent sold home prices online), you may over-price or even under-price your home.

Your Lack of Negotiation Skills Could Result in You Getting Less $$ For Your Home: If you are not skilled in the area of negotiations or writing binding business contracts you may end up actually selling for less, having your transaction fail, or worse yet ending up with a legal or financial liability because you made a mistake.

8. Tons of Paperwork to Conform with Today's Laws: Preparing the proper paperwork, legal forms, disclosures etc. are your responsibility.

9. Plan on Giving Up Your Free Time: You'll have to commit a substantial amount of time and energy to your effort so plan on giving up much of your free time.

10. Buyers Want to Save that Commission You Aren't Paying: People who look at "for sale by owner" homes want a bargain and expect to buy that home far below fair market value. They know you are not paying a commission so they'll take that right off the top of your price. It is impossible for you AND the buyer to save the commission so this is often a huge stumbling block!

11. Can You Really Be Objective About a Home You Love? As you move toward the negotiation process, you must break all emotional ties that you have with your house or you will find yourself at a distinct negotiating disadvantage.

12. So Many Laws You Must Be Aware Of and Abide By! You must become very knowledgeable of buyer's contingencies, seller disclosure laws, lead based paint issues, civil rights laws, financing options, title and deed requirements and local ordinances to be effective and successful in the home marketing and selling process.

13. Most Serious Buyers Work ONLY With Agents and Won't Buy Your Home: The vast majority of the qualified and "ready to buy" buyers will only work with professional real estate agents. They don't pay a commission to get buyer representation so really, why would they want to go it alone? They don't...that's why your available pool of buyers is going to be small making it even harder to sell.

13. Even if You Offer a Commission to an Agent Who Brings a Buyer, They Don't Want to Work With YOU! Real estate agents want to work with other real estate agents not a homeowner trying to sell their own home. They don't want to coach you, hold your hand, tell you what you need to do and pay attention to your side of the transaction as well as their own. So, don't expect real estate agents to jump up and down when you say, I will pay you "X" commission if you bring a buyer. When you make an offer like that to an agent, here is what they are really thinking: I will find my buyer another home...one that is listed! That's reality my FSBO friend!
