ATTN: Current Homeowners! Get up to $6,500 in FREE money when you buy a home!
As part of President Obama's economic stimulus package, now homeowners (sellers)
have a fantastic opportunity to get a tax credit of up to $6,500!
IMPORTANT NOTE:
If you need time to sell your home before buying another you cannot afford to wait to act! You MUST have entered into a fully executed, mutually agreed upon purchase
contract on your NEW HOME PURCHASE no later than April 30, 2010 you should start looking for a home IMMEDIATELY as some bank owned homes and/or short sales can take several months to even reach a mutual agreement and get fully signed contracts back. And, if your transaction were
to fall apart you would have to start all over so you don't want to wait until the last minute!
This truly IS like getting FREE MONEY so don't miss out.
Here are a few more highlights about the $6,500 move-up / repeat home buyer tax credit...
- To be eligible to claim the tax credit, homeowners must have owned and lived in their previous home for 5 consecutive years out of the last 8 years
- Eligible Properties: Any single-family residence (including a condo, co-op, or townhouse) may be an eligible property under the homebuyer income tax credit, provided it will be used as the homebuyer’s principal residence.
- Must be under contract by April 30, 2010 AND close no later than June 30, 2010.
- This homebuyer income tax credit reduces income tax liability. The $8,000 tax credit is a clean refundable
credit, unlike the one that was passed last summer, which required a repayment.
If you qualify as a first-time buyer (i.e., haven't been a homeowner in the past 3 years),
then you can claim the $6,500 to reduce your tax burden.
If the $6,500 is greater than the tax you owe, then you will get a refund check for the difference.
Example: you owe $2,000 in taxes on April 15, 2010. But if you bought a home before the stimulus
expiration on April 30, 2010, then you will get a tax refund check for $4,500 from the IRS when you file your income taxes.*
This is a GREAT time to buy a home! For current homeowners that meet the requirments of this move up buyer tax credit...it is the BEST TIME TO BUY A HOME!
Very Important!
Selecting the BEST agent to help you sell / buy a home and represent you and your best interests is extremely important! Some people think all
agents are the same when in fact they are absolutely NOT the same. Each agent is an independant contractor and
they all have their own business practices, motivations and more often than not, very little training. Believe it or not,
some agents really have their best interests in mind...not yours!
A home purchase is one of the biggest investments you'll make in your lifetime and you need
professional representation...not a part time agent that is a friend of a friend.
We are talking about an investment worth thousands of dollars and without the right guidance and advice,
it could cost you dearly. Steve is an ABR (Accredited Buyer Representative) and has over 20 years experience as

So, if you are thinking about buying a home you want an agent who will work hard for you, will be honest with you,
