How to pick the BEST real estate agent

There is a HUGE difference in the level of customer service and marketing services offered by each individual real estate agent. Also, to assume that all agents that work for a specific company will be equal in knowledge and services would be incorrect. Each real estate agent is an independent contractor and as a result, the each run their own individual business as they like.

So, how do you find the "BEST" real estate agent? One that will be honest and sincere, is knowledgeable, offers GREAT marketing services and is a true professional? It is simple, "IF" you know what to look out for...

  1. Minimum 10 years FULL-TIME selling real estate

  2. Minimum $2,000,000 yearly production (note: in the reverse, if an agent brags that they sell a very high volume of properties...you may become just a number to those agents and as a result, you will NOT get the service you deserve)

  3. Must have a CRS designation - CRS is an acronym that stands for "Certified Residential Specialist". CRS agents are much more likely to hold to a higher standard of practice and will be more knowledgeable than an agent that does not have a CRS designation.

  4. Never, ever hire a part-time agent. This business is way to complicated for any part-time agent to keep up on and as a result will not be able to advise you properly.

  5. Hiring a friend/relative: Once I saw an elderly woman hire a real estate "friend" who didn't know what they were doing and she sold her home for $10,000 less than market value. That so-called "friend" cost her alot of money!! Never hire someone just because they are a friend or relative...it could cost YOU dearly. Always hire a PROFESSIONAL, full-time Realtor® to be sure that all the details of your home marketing and sale are handled properly.

  6. A GREAT marketing plan. Always make sure that the agent you hire has a GREAT marketing plan with heavy emphasis on Internet marketing. Ask for a printed copy...if an agent won't provide a printed copy of their marketing plan, don't hire them because they probably won't do what they are promising you! View Steve's Marketing Plan

  7. Quality matters and quality varies greatly between real estate agents. Never hire an agent without first reviewing the photos and descriptions they post online to make sure your home will be represented well.

  8. Must have at least 1 web site that they own. Not just a page on someone else's web site but a real, multi-page web site that is completely their own. If they don't, they are NOT serious about Internet marketing so you will lose alot of potential buyers.

  9. If an agent won't present multiple high quality photos and a virtual tour on the MLS system and Realtor.com...don't hire them...you are not going to get your money's worth.

  10. Will the agent post multiple photos and virtual tour of your home on the MLS and Realtor.com within the first 24 hours of it hitting those web sites? It is VERY IMPORANT that they do! If the agent you are considering hiring won't GUARANTEE that they will do this for you, don't hire them!
