First Time Buyer Mortgage Programs / Down Payment Assistance

The following programs are NOT currently available:

If you are a first time buyer or haven't owned a home in the last 3 years...there are special first time buyer mortgage programs designed just for you! If you are eligible, you might be able to reap the benefits of a lowered interest rate (lower than regular mortgage programs) or a special tax credit that could potentially save you thousands of dollars over the course of your loan!

If you are currently renting...with the use of some of the great first time buyer mortgage programs out there you might even find that your house payment may be less than what you are currently paying in rent. As an added bonus, you get to write off your property taxes and mortgage interest as a tax deduction.

Unfortunately these 1st time buyer mortgage programs aren't highly advertised and for the mortgage lender, it is more work so they may or may not tell you about them. In addition, they aren't offered by every mortgage lender so if the bank or mortgage company you select doesn't offer these programs...well, you won't even have a chance to see if you are eligible.

So, if you have NOT owned a home in the past 3 years, you absolutely must contact Steve (below) so you can take advantage of these great 1st time buyer programs before they disappear!

Down payment Assistance Programs
These programs refer to a third party organization that through a gift from the seller, can cover all or part of your down payment (depending on the terms of the mortgage you are seeking). This, when used in combination with seller paid assistance with your closing costs, prepaids etc. can enable you to buy a home with very little up front cash. There are always some expenses so you'll need a little money but depending on the price of the might be surprised at how little you'll actually need.

Again, these programs aren't highly advertised and more work for your mortgage lender so your chances of finding out about them may be limited to a stroke of luck.

It is a GREAT time to buy a home!
This combination of low interest rates and home prices will NOT last forever. Laws are being passed and new programs established to help slow and even eventually stop the flood of foreclosed homes and when that happens, home prices will rise and this "window of opportunity" will have passed. So don't wait...NOW is a GREAT time to buy a home!
