10 EASY fixes to get TOP $$ for your home
With a little work and very little investment, you can get TOP $$ for your home in this market.
One rule of thumb is clean, neat and tidy inside and out. For the inside of your home specifically,
all of the previously mentioned items plus neutral colors/decor.
Those items alone will get you big bonus points with buyers.
Landscaping
Edge your lawn, keep it neatly cut and free of weeds, green your
lawn up (Milorganite works great - smells horrible as it is processed sewage but it works!), put rocks or chips in
planting beds and add foliage and/or flowers.

Your Home's Exterior
Make it look inviting by spiffing up your mailbox,
door, address numbers, porchlight. Paint, clean or if necessary, replace these items.

Paint / Wallpaper
If paint / wallpaper is dated and/or worn, remove / paint with a neutral color.

Carpet
Do you have dark, old, worn and/or dirty carpet? If it is neutral but just dirty, clean it! If it is old, worn or outdated, replace with inexpensive carpeting. If you are lucky enough to have hardwood flooring under carpets you might want to remove the carpet and simply refinish the floors.

Clean
I can't stress how very important cleaning is. Buyers will notice every cob web, fingerprint, smudge, etc. Clean your home top to bottom and don't forget window sills, walls and little nooks and crannies!

Lighting
If you don't have enough lighting or your fixtures are out of date, replace them with something inexpensive. You would be amazed at what a difference new light fixtures make!

Kitchen
Clean, clean, clean...everything including the appliances inside and out. Simple inexpensive updates like new flooring (stick down tiles), countertops or a coat of paint will make your home shine!

Baths
Again...clean is very important. New caulk around the tub and sink does wonders to add that fresh and clean look. Consider a new shower curtain, rug, towels, soap dispenser and tissue holder...small changes that make a huge differnce!

Declutter
Declutter everything...closets, rooms, tables, basements. You'll make your home look so much more spacious by doing so!

The Sniff Test
Does your home smell like last night's dinner, Fido and/or cigarette smoke? You might not even be able to detect odors since you live there but guaranteed buyers WILL notice. Put deodorizers in closets and around your home but don't make frangrances too strong! Never smoke in your house when it is on the market. Irradicate pet smells.
